Cracks in walls: when to worry

Most cracks are harmless. Here is how to tell the difference and when to call a structural engineer.

Most cracks are cosmetic

Fine hairline cracks from plaster shrinkage and seasonal movement are common and usually harmless. Width, pattern and whether a crack is growing matter more than its presence.

Signs worth checking

Diagonal cracks wider than about 3mm, cracks around openings, cracks that are getting longer, and doors or windows that have started to stick can point to movement worth assessing.

What an assessment gives you

We assess the crack pattern and likely cause, whether movement is ongoing, and what action is needed, from monitoring to remedial works, in a clear report you can act on.
