London Clay and what it means for foundations

Much of London sits on London Clay, a stiff, over-consolidated clay that is a reliable bearing stratum but is also strongly shrinkable. It moves with seasonal moisture change and is very sensitive to trees, so foundations near mature planting often need to go deeper than the standard minimum, and clay heave has to be considered where trees have been removed. In the Thames valley and along the river terraces the clay is overlain by sands and gravels, and in low-lying areas near the river you can meet made ground and softer alluvial deposits that call for engineered or piled solutions.

We design to the ground rather than to a default depth, specifying strip, trench-fill, raft or piled foundations to suit the plot, and checking foundation depth against the shrinkage and heave risk set out in the NHBC guidance. For basement projects, which are common across the inner boroughs, we assess retaining pressures, underpinning sequences and the effect on neighbouring structures, and coordinate the design with party wall requirements.
