Housing providers rarely need a single structural opinion. They need consistent assessment across a stock, prioritised by genuine risk rather than by whoever complained most recently. That is how we approach it.

Non-traditional stock

Non-traditional and system-built stock carries structural issues that conventional surveying does not always identify. Concrete systems, prefabricated reinforced concrete, steel-framed and timber-framed types from the post-war programme each have known failure modes. Assessing them needs the type identifying first, then inspecting against what is known to go wrong with it.

Balconies and walkways

Balconies and external walkways have moved up the priority list, and rightly. Corrosion at the connection, water ingress into the structural deck and inadequate original detailing are all common and all progressive. We inspect them as structures rather than as surfaces.

Retrofit loading

Retrofit work adds loading and changes moisture behaviour in ways that occasionally have structural consequences, particularly external wall insulation on non-traditional construction and roof-mounted solar on older roofs. We assess that before it becomes a defect.

Yes. Identifying the system type is the first step, because each has known and specific failure modes that generic surveying misses.

Do you provide reports suitable for a board or committee?

Yes. Our reports separate the engineering from the decision, so a non-technical reader can see what needs doing, how urgently, and why.
