The typical referral is a survey that has flagged cracking, deflection or an unsupported alteration, where the surveyor needs an engineer's assessment to close it out. We look at the specific question rather than re-surveying the property, which keeps the fee proportionate and the scope clear.
The other common one is a previous alteration with no visible support. Walls removed without calculations, chimney breasts taken out with nothing carrying the stack above, beams that are undersized or badly bearing. Assessing what is actually there and what it needs is ordinary work and we do a lot of it.
