Can you tell me if a wall can be removed in my unit?
Yes. We survey the existing structure, establish whether the wall is load-bearing and what it carries, and design the beam and supports if it is. If it cannot come out safely we tell you that and set out the alternative.
Working within an existing structure
A fit-out is engineering done inside a building that is already standing, which makes understanding the existing structure the first job. We establish how the building carries its loads, where the columns, beams and load-bearing walls are, and what the floors were designed for, from record drawings where they exist and from survey where they do not. Only once that picture is clear can we say safely what can be altered, opened up or loaded more heavily.
The common moves in a fit-out all touch the structure. Forming openings between spaces, removing a section of wall, cutting a stair or lift through a floor, and hanging new services from the soffit each change how load travels. We design the beams, trimming and supports these changes need, and we check that removing or penetrating an element does not overload what is left, so the works go ahead without weakening the building.
Floor loading and new plant
Fit-outs frequently load floors beyond what they were designed for. Compact filing, server rooms, gym equipment, commercial kitchens, heavy planting and dense occupancy all apply loads a general office floor may not have been sized for. We check the existing floor against the proposed use to BS EN 1991-1-1, identify where it is adequate and where it is not, and design local strengthening or load spreading where a heavy item would otherwise overstress the slab or beam.
New building services are a load in their own right. Roof-top or plant-room units, condensers, air handling, tanks and their support steel add weight and sometimes vibration, so we design the plant supports, dunnage steel and roof strengthening to carry them. Where the plant vibrates, we detail anti-vibration mounts and supports so the movement does not carry into the occupied space below.
Coordination, phasing and compliance
Fit-outs run on tight programmes, often in a building that stays occupied, so buildability and phasing matter as much as the calculations. We design alterations that can be propped and carried out safely while the building is in use, provide temporary works advice where load has to be held during construction, and sequence the structural work so trades are not waiting on each other. Clear, buildable details keep a fast fit-out on programme.
The structural work is designed to the Eurocodes, the relevant UK National Annex and Approved Document A, and coordinated with the fire and access strategy the fit-out has to meet. We produce calculations and drawings the contractor can build from and Building Control can approve, whether the project is a single office floor, a retail unit or a whole building refit.

My fit-out includes heavy equipment. Will the floor take it?
We check the existing floor against the actual loads, from server rooms and gym kit to commercial kitchens and compact storage, and design local strengthening where it is needed. That way heavy items go in without overstressing the slab or beam below.
Can the work be done while the building stays open?
Often yes. We design alterations that can be propped and phased so the building stays in use, and we provide temporary works advice for holding load during construction. Buildability and sequencing are part of what we design.
Do you provide the Building Control package?
Yes. We produce calculations and drawings to the Eurocodes and Approved Document A that the contractor can build from and Building Control can approve. We support fit-outs across the UK.
