What we cover.

When a building shows cracking or movement, monitoring is how we tell the difference between a structure that is settling harmlessly and one that needs action. We record the evidence over time and report clearly.

How we work

Is my building moving?

Monitoring answers that with evidence. We record crack widths and levels over a set period, then report whether movement is active, seasonal or historic, and what action, if any, is needed.

Scope of an inspection. Inspections are carried out within the scope and limitations set out in the fee proposal and stated in the report. Unless expressly agreed otherwise, an inspection covers what is reasonably accessible at the time and is not a warranty that every defect, deterioration or concealed condition has been identified. Where something cannot be seen, we say so and set out what would establish it.

Common questions

How long does monitoring take?

It depends on the cause. Seasonal clay movement may need readings across a year; other cases are shorter. We set out a sensible monitoring period at the start.

Will you tell me if it is subsidence?

Monitoring plus assessment lets us say whether movement is active and likely caused by subsidence, settlement or something else, and what to do about it.

Do insurers accept your reports?

Our monitoring reports are prepared to a professional standard and are PI insured, written so an insurer or lender can rely on the findings.
