Where custom build differs from self-build

In a custom build the plot is usually serviced by an enabler or master developer, with roads, drainage and utilities already brought to a plot boundary, and the buyer chooses a house design that is then built for them. That changes the structural task: rather than a blank field, we are designing a house onto a plot with fixed levels, a set finished floor level and services already positioned, so the foundation and the ground floor have to meet those constraints exactly.

We design the superstructure for the chosen house design, the lintels and beams, the floor and roof structure, the stability, and we tie the foundation to the plot the enabler has prepared. Because several house designs may sit on similar plots across a custom build scheme, a consistent structural approach keeps each unit predictable while still allowing the individual design each buyer has chosen.

Foundations on a serviced plot

A serviced plot comes with a platform level and often a plot-specific ground report from the enabler, which gives us a head start on the foundation. We design the foundation to the platform level and the surrounding drainage and service runs, taking care that a foundation does not clash with the shared services already installed at the plot boundary. Where the enabler has carried out cut and fill to form the platform, we design for the made ground that creates rather than assuming undisturbed subgrade.

We set out the strip, trench-fill, raft or piled foundation and the ground floor to suit, and coordinate the connection to the incoming drainage so the plot ties cleanly into the scheme's shared infrastructure. The result is a foundation package that fits the plot the enabler handed over without reworking the site services. Where the plot sits below the road or against a neighbouring platform, we design the small retaining structures and the level transitions so the finished floor level the buyer signed up to is actually achievable on the ground.

Coordinating buyer, builder and enabler

Custom build has more parties than a one-off house: the buyer with their chosen design, the builder or contractor delivering it, and the enabler who set the plot and its rules. We coordinate the structural design with all three, working to any structural or level constraints the enabler has set for the scheme while delivering the house the buyer wants, and issuing a package the builder can price and construct.

The calculations are prepared to the Eurocodes and Approved Document A for the Building Regulations submission, and where a warranty is required we prepare them to suit that too. We deliver to buyers, builders and enablers anywhere in the UK, with site visits arranged by region.
