Piles are used when firm ground is too deep to reach with a strip or raft, when loads are heavy, or when soft or made ground, high water tables or tight access rule out spread foundations. On restricted domestic sites mini piles are sometimes the only foundation a rig can install. We confirm the need from the ground investigation.

How piles carry load

A pile transfers building load through weak upper soil to somewhere it can be resisted, and it does that two ways. End-bearing piles reach down to a firm stratum, dense gravel, stiff clay or rock, and stand on it like a column. Friction piles rely on the shear resistance built up along the shaft as it slides against the surrounding soil, so a long pile in firm clay can carry a large load with no hard stratum beneath it at all. Most piles work as a combination of the two, and we assess which mechanism governs from the soil profile in the ground investigation.

Design to Eurocode 7 works from the characteristic geotechnical resistance, either from static formulae using the soil strength parameters or from pile test results, with partial factors applied to give the design resistance. The structural capacity of the pile as a concrete or steel section is checked separately, because a slender pile through very soft soil also has to be checked for buckling. We set the diameter, length and reinforcement so both the ground and the pile itself have capacity to spare.

Pile types and choosing between them

The pile type follows the ground, the loads and the access. Continuous flight auger piles are fast, quiet and clean and suit most medium sites. Bored cast-in-place piles handle large loads and can be taken through obstructions. Driven precast or steel piles suit softer ground and give a tested capacity as they go in, but the noise and vibration can rule them out near neighbours. On tight domestic plots, underpinning and sites with headroom limits, restricted-access mini piles are often the only rig that can physically get in.

Group effects and lateral loads matter as much as vertical capacity. Piles in a close group interact, so the group can settle more than a single pile carrying the same average load, and we account for that efficiency in the design. Where wind, retained ground or crane loads push sideways, we check the piles for bending and lateral soil resistance, and where uplift can occur we design for tension along the shaft. Each of these can change the pile length or reinforcement.

Caps, ground beams and coordination

Piles rarely land exactly under the load, so a pile cap or ground beam spreads the wall or column load onto them. A cap over two or more piles is designed as a strut and tie, with the load spreading down inclined concrete struts to the piles and horizontal tension ties resisting the spread, which sets the bottom reinforcement and the cap depth. Ground beams span between caps or single piles to carry the walls, and we design them for the wall load plus any heave acting on the underside where clay can swell against them.

Piling only works when it is coordinated with everyone else. We set out the piles to clear drains and boundaries, allow for the specialist contractor's positional tolerance so the caps still work if a pile is slightly off, and tie the reinforcement between piles, caps, ground beams and the ground floor into one load path. The calculations and drawings are prepared to Eurocode 7 and 2 and delivered to clients across the UK, with the site works staged around the region.

When do I need piled foundations?

What is the difference between end-bearing and friction piles?

An end-bearing pile carries its load down to a firm stratum and stands on it, while a friction pile carries load through the shear resistance built up along its shaft in the surrounding soil. Many piles use both. Which governs depends on whether there is a firm layer within reach, which the soil profile tells us.

Are mini piles suitable for house extensions?

Often yes. Restricted-access or mini piling rigs are small enough to work inside gardens, alongside existing houses and in low-headroom situations where a full piling rig cannot go. They suit underpinning and extensions on poor ground, though the individual pile capacity is lower so more piles may be needed.

Do piles need ground beams?

Usually. Because piles cannot always be placed directly under a wall, a ground beam or pile cap spreads the load onto them. Ground beams carry the walls between piles and, on clay, are designed for any heave pushing up on their underside. We design the caps and beams together with the piles.
