Are the cracks in my house serious?
It depends on the cause and whether they are still moving. We read the crack pattern, width and direction alongside the construction of the house to tell active movement from historic, and only then advise on significance and repair. Not every crack needs major work.
Finding the cause before the cure
A crack is a symptom, and repairing it without finding the cause usually means it comes back. Our first job on any structural repair is diagnosis, working out whether a crack is the result of thermal movement, foundation settlement, subsidence from clay shrinkage or trees, a failed lintel, wall tie corrosion, overloading or something historic that stopped moving years ago. The pattern, width, direction and location of the cracking, read alongside the age and construction of the house, tell us a great deal before anything is opened up.
We inspect the property, look at the crack pattern and the load paths, and where needed recommend monitoring or trial holes to confirm what is happening below ground. Distinguishing active movement from long-finished movement is central, because a house that has settled and stabilised needs a very different response from one that is still moving. Only once the cause is understood do we design a repair that addresses it rather than just filling the gap.
Common failures and how we fix them
Different failures call for different repairs. A cracked or overloaded lintel over a window is replaced or supplemented with a properly sized beam and padstones. A bowing or bulging wall, often from wall tie corrosion in a cavity or a lack of lateral restraint, is repaired with remedial ties or restraint straps tying the wall back to the floors, and in bad cases partial rebuilding. A sagging floor is diagnosed as joist overloading, decay or undersized members, and repaired by sistering, adding a mid-span beam or replacing the joists.
Foundation movement is the more serious case. Where subsidence is confirmed, the repair may be underpinning to take the foundation down to stable ground, or, where trees are the cause, root management combined with monitoring. We design the underpinning sequence, mass concrete or piled, so the ground beneath is never undermined all at once. Where movement is historic and stable, the right answer can be a monitored repair rather than expensive foundation work, and we say so.
Reports for insurers, sales and Building Control
Structural repairs often sit alongside an insurance claim, a house sale or a lender's requirement, so the report has to do more than describe the crack. We set out the cause, the significance of the movement, whether it is active or historic, and a clear repair scheme with calculations, in language an insurer, surveyor, buyer or lender can rely on. Where a homebuyer survey has flagged movement, our report gives the definitive structural view that lets the sale proceed.
The repair calculations are prepared to the Eurocodes, the UK National Annex and Approved Document A, and issued so your builder can carry out the work and Building Control can approve it where it is notifiable. We agree a single fixed fee fixed up front, with any follow-on repair design scoped once the cause is known. Do I need underpinning?
Not always. Underpinning is for confirmed foundation movement down to stable ground, but where trees are the cause, root management and monitoring can be enough, and historic stable movement often needs no foundation work at all. We confirm the cause before recommending it.

Yes. We produce structural reports for insurance claims, homebuyer survey follow-ups, sales and lenders, setting out the cause, the significance and the repair scheme in terms they can rely on so the claim or sale can proceed.
How much does a structural repair investigation cost?
Our fee for the investigation and report starts fixed before we begin. Any follow-on repair design is scoped once the cause is known, so you are not paying for a solution before the problem is understood.
My wall is bowing outwards, what is the fix?
Usually it is loss of restraint or wall tie corrosion. We design remedial ties or restraint straps to tie the wall back to the floors, and in severe cases partial rebuilding. We confirm the cause first so the repair addresses it rather than just masking it.
