Side-return extension structural engineering

A side-return extension fills the narrow alley beside a terrace or semi and usually removes part of the flank wall, so the structure has to carry the house from a new line of support. What makes a side-return extension different structurally?

The flank wall you remove usually carries the rear addition roof and a valley, so a single long beam often has to pick up both the wall and the roof line. The spans are long and the supports are slim, which makes the beam and bearing design the key part of the job.

Opening up the flank wall

The side return is the strip of ground down the side of a Victorian or Edwardian terrace, and infilling it means taking out most of the original flank wall so the kitchen and the new space become one room. That flank wall carries the roof over the back addition and often a first-floor wall, so its removal is a bigger structural move than it looks. The load has to be transferred to a beam that runs the length of the opening and down onto supports at each end, frequently working with the existing rear wall and a new pier at the front of the return.

We calculate the roof and floor loads the flank wall was carrying, size the beam or beams, and check deflection over what is often a long, narrow span. Because the original rear addition roof usually drains into a valley against the main roof, the new steel commonly has to pick up that valley line, so we design the beam to take the concentrated roof load as well as the wall above.

Long spans and slender supports

Side returns are narrow and long, which pushes the beam spans up and leaves little room for the supports. We look at how the beam is restrained against the roof and floor it carries, and we design the bearings so a lot of load can pass through slim piers without overstressing the masonry. Where the front of the return meets the garden the beam often lands on a new pier or post, so we size that support and the foundation under it for the point load it now takes.

Because the existing house on the other side of the beam is old masonry, we check the wall the beam bears into can carry the reaction down to a footing that may be shallow and rubble-filled. Where that wall is not up to the load we detail a padstone, a stiffened pier or a deepened footing, so the new steel has something solid to sit on rather than assuming the original wall is adequate.

Foundations against the boundary

A side-return foundation runs tight against the neighbour's boundary, so it has to be designed and often built with limited access and a party wall in mind. We assess the ground, the proximity of the boundary and any trees, then design a strip, trench-fill or, where the footing has to be offset from the boundary, an eccentric or reinforced foundation that keeps the load within the site. Where excavation goes below the neighbour's foundation we set out the depth information a party wall surveyor needs.

The calculations are prepared to the Eurocodes, the relevant UK National Annex and Approved Document A, and cover the valley beam, the flank removal and the foundations together. We work from your architect's plans and coordinate the structure with the design, which matters on a side return because the position of a single pier can decide whether the through-room reads as one open space.

How much does a side-return extension cost to engineer?

A single fixed fee covers the calculations and drawings, fixed before we begin. The fee reflects the beam spans, whether the valley roof has to be carried, and any offset foundation needed against the boundary.

Will the new beam carry the roof valley?

Usually yes. The original back addition roof tends to drain into a valley against the main roof, and once the flank wall goes the beam has to support that concentrated load. We design the steel to take the valley reaction as well as the wall above.

Do I need to worry about my neighbour's wall?

If your excavation goes near or below their foundation, the Party Wall etc. Act applies. We provide the foundation depths and loadings your surveyor needs, while the formal notices and award are handled by the surveyor.

Can the extension read as one open room?

In most cases yes, with the beam carried on the existing rear wall and a single new pier or post at the front. We position and size that support so the through-room stays open rather than being broken up by columns.
