Much of Derby sits on Mercia Mudstone, a firm mudstone that generally provides reasonable bearing but is a shrinkable material where it weathers to clay near the surface. Where mature trees are present, seasonal moisture change can produce foundation movement in the same way as on other shrinkable clays, and foundation depth needs to account for it.
River terrace deposits along the Derwent introduce variability, with granular material and a higher water table in places. As elsewhere, the useful step is establishing what is actually beneath the site rather than assuming from a neighbouring one.
