Why monitoring is worth the wait

A crack or a slope tells you movement has happened; it rarely tells you whether it is still happening. That distinction changes everything, because an active problem needs its cause tackled before any repair, while a dormant one can simply be made good. Monitoring measures change over a defined period, so instead of guessing from a static picture we have a record of how the building has actually behaved.

It is also the evidence third parties ask for. Insurers rarely authorise underpinning or major works without monitoring data showing progressive movement, because the alternative is paying for works that were never needed. Lenders and loss adjusters take the same view. A few months of readings frequently saves far more than they cost by showing the movement has stopped, or by proving it has not so the right remedy is chosen with confidence. Spending a modest sum on evidence first is almost always cheaper than committing to works on a hunch.

How we measure movement

The method is matched to what we are watching. For cracks, we fit tell-tales or precision crack gauges across the crack and record the opening and any shear at set intervals. For whole-building movement, we establish stable reference datums and run precise level surveys of the foundation or floor over time, so differential settlement between one part of the building and another shows up as a trend rather than a one-off reading. For lean or bulge, we track verticality against a fixed reference.

Frequency and duration are chosen around the suspected cause. Clay-related subsidence is seasonal, so monitoring usually spans the dry summer and the wetter recovery period to capture the full swing, which typically means readings over several months to a year. Thermal effects are checked across a temperature range. We keep the reference points stable and the method consistent, because monitoring is only as good as the discipline behind it.

Reading the data and reporting

Numbers only help if they are interpreted. We plot the readings, separate genuine trend from seasonal breathing and measurement noise, and state whether the building is stable, moving slowly, or moving at a rate that needs action. A clear trend that flattens tells you the cause has been removed and the ground has recovered; a steady progression tells you it has not, and points to the remedy.

We report the results in a form insurers, lenders and loss adjusters accept, with the plots and a plain conclusion, and we carry the diagnosis through to a recommendation. Monitoring is provided across the UK, and for European clients we can specify the installation, guide local reading, and interpret and report the data remotely, so the same evidence base supports the decision wherever the building is.

Why can't you just tell me from one visit?

A single visit shows the current state, not whether the building is still moving. Two identical inspections months apart, or a set of gauge readings, are what reveal a trend. Without that, any conclusion about active movement is a guess.
