Underpinning and lowering the ground

A basement conversion usually means lowering the floor level below the existing foundations, which cannot be done in one go without the walls losing their support. Underpinning extends the foundations downward in a controlled sequence of short bays, each dug out, cast and allowed to gain strength before the next is started, so the wall is never left unsupported over a long length. Getting the bay sequence and the hit-and-miss pattern right is the core of a safe basement job, and it is designed, not improvised on site.

We design the underpinning bays, their reinforcement and the sequence they are built in, and we check the ground and groundwater conditions that decide how deep and how wide each pin has to be. The new underpins become the retaining structure that holds back the soil around the lowered basement, so they are designed for the lateral earth pressures and any surcharge from the house and the neighbours as well as the vertical load they already carried.

Retaining the ground and keeping water out

Once the floor is lowered, the walls around the basement are retaining a full height of soil, and soil pushes sideways. We design the retaining walls for the lateral earth pressures set out in BS EN 1997-1 and its UK National Annex, including any surcharge from foundations, vehicles or a neighbour's building close to the boundary. The wall, its base and the way it connects to the new floor slab all have to resist that push without sliding, overturning or cracking.

Water is the other half of a basement. Below ground the structure sits in soil that can hold water, so the slab and walls are designed to resist water pressure and are combined with a waterproofing system, whether that is a waterproof concrete box, an external membrane or an internal drained cavity to BS 8102. We design the structure so the waterproofing has a sound backing, because a basement that is structurally fine but wet is not a usable room.

Neighbours, sequence and Building Control

Basement work almost always affects the party walls and the neighbours, because you are excavating below the level of adjoining foundations. We set out the loadings, depths and the excavation sequence a party wall surveyor needs, and design the temporary support that keeps both your house and the neighbour's stable while the permanent structure is built. The sequence of works is part of the design, not an afterthought, because the order the bays are dug and cast is what keeps everything standing.

The calculations are prepared to the Eurocodes, the relevant UK National Annex and Approved Document A, and cover the underpinning, the retaining walls, the slab, the waterproofing interface and the temporary works as one package. Because a basement is the most involved domestic structural project, we coordinate closely with your architect and contractor so the design, the sequence and the site work all line up, for clients across the UK.
