Cracks that are diagonal near openings and wider at the top, horizontal cracks partway up a wall, cracks that cut through bricks rather than following mortar, and any crack that is visibly widening deserve a look. Most fine cracks are harmless, but the pattern and behaviour matter more than the width.

Reading a crack

A crack is evidence, and its shape, position and direction tell an engineer most of what is happening. We look at whether it is vertical, horizontal or diagonal, whether it tapers, whether it follows the mortar or cuts through bricks, and where it sits relative to openings, junctions and changes in the structure. A stepped diagonal crack near a window that is wider at the top points to foundation movement; a horizontal crack partway up a wall can mean cavity wall tie failure; a vertical crack at a junction between old and new is often just differential movement.

We classify cracks against the widely used categories from negligible hairline cracking through to serious structural damage, because that category drives everything the reader needs: is it cosmetic, does it need repair, is it a warning of something worse. Width matters, but on its own it is a poor guide. A 3mm crack from long-finished settlement is less concerning than a 1mm crack that is visibly widening month on month.

Common causes we rule in and out

Cracking has many innocent causes and a few serious ones, and the assessment is largely a process of elimination. Thermal expansion and contraction, drying shrinkage in new plaster and screed, minor settlement of a recent build, and lintel or bearing issues over openings account for most of what we see. The serious causes, foundation subsidence or heave, wall tie corrosion, roof spread pushing walls out, overloaded or undersized beams, and sulphate attack in floors, are the minority but are the reason the analysis is worth doing.

We build the diagnosis from the whole picture, not one crack. The pattern across the building, the history of alterations, the presence of trees or drains, the age and construction, and any related signs such as sloping floors or bulging walls, together point to a cause. Where the surface evidence is ambiguous, we say what would resolve it, opening up, a trial pit, or a period of monitoring, rather than committing to a cause we cannot yet support.

Is it still moving, and what to do

The question owners most want answered is whether the crack is finished or still growing. A crack that opened years ago and has been stable since is a repair job; one that is actively widening needs its cause addressed first, or the repair will simply crack again. Where this is not clear from a single visit, we fit crack monitors or tell-tales and read them over time to measure any ongoing movement before recommending works.

Once cause and activity are established, the remedy follows logically, from simple filling and redecoration, through crack stitching and re-tying of walls, to structural repair where the foundation or a member is at fault. We put this in a clear report that says plainly whether you should worry, backed by calculations where capacity is involved. We assess cracking across the UK and provide remote analysis with a coordinated site visit for European clients.

Does the width of a crack tell you how serious it is?

Not on its own. A wide crack from long-finished settlement can be less concerning than a narrow one that is still moving. We classify against the standard damage categories and, crucially, assess whether the crack is active or stable.

How do you tell if a crack is still moving?

If a single visit cannot confirm it, we fit crack monitors or tell-tales and read them over a period, often across a change of season, to measure any ongoing movement. That evidence decides whether the cause must be tackled before repair.

Can you tell whether it is structural or cosmetic?

Yes, that is the purpose of the analysis. We diagnose the cause and state plainly whether the crack is cosmetic and can simply be repaired, or structural and needs the underlying problem addressed first.

What does crack analysis cost?

It starts for the inspection and report. If monitoring, opening up or a trial pit is needed to confirm the cause, those are additional and agreed with you before we proceed.
