A standalone structure on your plot
A garden room is a small independent building, so it has to stand on its own without leaning on the house, and every part of it has to be designed, the foundation, the floor, the wall frame and the roof. The loads are its own weight, the roof imposed and snow load for the region, and wind, which on an isolated single-storey building can govern the holding-down and the bracing. Unlike a lean-to, there is no existing structure to borrow stability from, so the frame has to resist wind on its own.
Most garden rooms are timber-framed with a flat or shallow mono-pitch roof, and we design the studwork, the roof joists or rafters and the way the frame is braced against wind. Where the client wants a big glazed opening across the front, that removes bracing from the most exposed wall, so we design a portal action, a steel frame or bracing elsewhere to make up for it. Foundations that suit the garden
The foundation is where a garden room most often meets a surprise, because gardens hide soft ground, old fill, tree roots and high water tables that the smooth lawn does not show. We assess the ground and choose a foundation to suit, a concrete slab or raft where the ground is even, strip or pad foundations under the frame, or, on soft or made ground and increasingly popular, a screw pile foundation that avoids a lot of digging and spoil. Nearby trees on shrinkable clay push the foundation deeper or point towards piles.
Because a garden room is light, uplift and overturning from wind can matter as much as the downward load, so the foundation and the holding-down of the frame are designed together. A slab that is heavy enough to hold the building down in gravity terms still needs the frame anchored to it so the wind cannot lift a corner. We set out the fixings and the anchorage as part of the foundation design, not as an afterthought.
When Building Control and neighbours come in
Many garden rooms are permitted development and, if kept under the size and use limits and away from boundaries, some are exempt from the Building Regulations. But once a garden room is over a certain floor area, close to a boundary, or used for sleeping, Building Control comes in and will want structural calculations along with fire and other checks. We tell you where your project sits and prepare the calculations where they are needed.
The package is prepared to the Eurocodes, the UK National Annex and Approved Document A, covering the foundation, frame, roof, bracing and holding-down, with drawings your builder or supplier can work from. Where the building is close to a boundary a party wall or foundation check with the neighbour may apply, and we advise on that. We agree a single fixed fee fixed up front, and we serve clients across the UK with site visits arranged by region.

It is not a problem but it needs designing for. A large glazed opening removes bracing from the most exposed wall, so we design a portal frame or bracing elsewhere so the building still resists wind.
