A mansard rebuilds most of the roof as a near-vertical wall with a shallow top, which is the most structural of all the loft conversions because you are effectively adding a storey. We prepare the calculations and drawings that prove it and satisfy Building Control, for clients across the UK.
Why is a mansard the most structural loft conversion?
A mansard removes nearly the whole roof and rebuilds it as load-bearing walls, so it behaves like adding a storey. The extra load on the existing walls and foundations is much greater than a dormer, which is why the load path and foundation checks are so important.
Rebuilding the roof as a storey
A mansard replaces the existing roof slope with a steeply pitched, almost vertical wall and a shallow flat or low-pitched roof over the top. Because you remove nearly the whole roof and build new load-bearing walls in its place, a mansard behaves much more like adding a storey than like a normal loft conversion. The new mansard walls, whether masonry or a timber or steel frame, carry the new roof and their own weight down onto the existing walls, so the load added to the structure below is significantly higher than a dormer or rooflight scheme.
We design the new mansard walls, the frame and the roof over them, and trace every bit of that new load down through the existing house to the foundations. Because a mansard often runs the full width of the property and sits right at the party walls, we pay close attention to how the new walls bear onto the existing masonry and how the load spreads, so the party walls and the flank walls are not locally overstressed.
The top frame and the reinforced floor
The shallow roof over a mansard spans between the front and rear mansard walls, and it is usually formed with joists or a steel frame designed for the flat-roof imposed, snow and access loads to BS EN 1991-1-3. Where the mansard creates a wide clear room, a spine beam may carry the roof and any internal walls above. We size that frame and detail how it ties the front and rear mansard walls together so the whole assembly is stable.
Because a mansard adds so much load, the new floor often has to do more than a standard loft floor. It carries habitable loads, the mansard walls above bear onto it in places, and it ties the structure together, so the floor beams are usually heavier and more carefully positioned. We coordinate the floor steel with the mansard walls above and the walls below so the load lands where the structure can take it, rather than in the middle of a span.
Load path, foundations and Building Control
Adding what amounts to a storey means the existing walls and foundations see a real increase in load, so we check them rather than assume they cope. We trace the mansard and roof loads down through the masonry, check the walls and any openings beneath, and confirm the foundations are adequate. On some properties the footings need no change, but on others, particularly where the ground is poor or the walls are already carrying a lot, we design strengthening or, occasionally, underpinning.
The calculations are prepared to the Eurocodes, the relevant UK National Annex and Approved Document A, and cover the mansard walls, the top frame, the floor and the load path to the foundations as one package. Because a mansard almost always sits on the party walls, we set out the loadings a party wall surveyor needs. We work from your architect's drawings and coordinate the structure with the design before it is priced.

Is the mansard floor different from a normal loft floor?
Yes, it usually works harder. As well as carrying the room, it often supports the mansard walls above and ties the structure together, so the floor beams are heavier and positioned to land load where the walls below can take it.
