The ground carries everything the building weighs, and it is the one part of a project nobody can see until they dig. We assess ground conditions and design foundations to suit them, so the structure sits on what is actually there, for clients across the UK.

How we work

What decides what foundation I need?

The ground does. Firm gravel may carry a shallow strip, soft clay may need a raft or piles, and made ground often needs piling through to something competent. We assess the soil, its strength and the water table to Eurocode 7, work out the safe bearing pressure and likely settlement, and design the foundation to suit rather than assuming a standard depth.

Why the ground decides the foundation

Foundations are not a standard detail, they are a response to what the ground can carry, and the ground varies enormously from site to site and even across a single plot. Firm gravel might carry a building on a shallow strip, soft clay might need a wide raft or piles reaching down to something stronger, and made ground or fill can be almost worthless until you get through it. The whole purpose of a ground assessment is to establish what is under the site so the foundation can be designed for the real bearing capacity, rather than an assumed one that either wastes money or, worse, settles.

We assess the ground following the principles of Eurocode 7, working from the ground investigation, the soil types and their strength and, critically, the water table, because groundwater changes both the bearing capacity and the loads on any below-ground structure. From that we determine the safe bearing pressure and the settlement the building can expect, and we design the foundation, strip, trench-fill, raft or piled, to keep both within limits the structure can tolerate. The aim is a foundation matched to the site, not a generic depth carried over from another job.

The problem ground conditions

Certain conditions cause most of the trouble and each needs handling specifically. Shrinkable clay swells and shrinks with moisture and the seasons, and near trees it can move enough to crack a building, so foundations are deepened or designed to accommodate the movement, informed by the guidance on building near trees. Made ground and fill are unpredictable and often need piling through to competent strata. Sloping sites bring lateral stability and differential foundation depths. A high or variable water table brings buoyancy, softening and construction difficulty. Old mine workings, soluble ground and contaminated fill each add their own constraints.

The reason these matter is differential movement. A building can settle a surprising amount uniformly and suffer little, but it cracks when one part settles more than another, which is exactly what happens when foundations bridge from firm ground onto soft, or sit at different depths, or span a filled area next to natural ground. We look for these transitions across the plot and design the foundations so the movement is even, or so the structure is stiff enough to ride over the variation, rather than discovering the change halfway through the dig.

Assessment, existing buildings and what you receive

For a new build we set the foundation strategy from the ground investigation and the loads, coordinate with the ground investigation contractor on what testing is needed, and design the foundations and any below-ground structure to suit. For existing buildings the assessment answers a different question: whether the current foundations can take a new load, an extra storey, an extension or a change of use, which means establishing what the existing foundations are and what they sit on, usually through trial pits, before deciding if they can be reused or need to be extended.

The deliverable is a clear basis for the foundation design: the ground model, the bearing capacity and settlement we have adopted, the foundation type and the reasoning, in a form your engineer, architect or Building Control can rely on. Where we are doing the full structural design we carry the ground assessment straight through into the foundation and superstructure. Ground conditions and the codes applied to them are consistent across the UK under Eurocode 7 with national parameters, and we work with clients across both, delivering assessments remotely and arranging site work by region.

Why do trees affect foundations?

Trees on shrinkable clay draw moisture from the ground, and clay shrinks and swells as its moisture changes, which can move a building enough to crack it. Depending on the tree type, size and distance, foundations near trees are deepened or detailed to accommodate that movement, following the recognised guidance on building near trees.

Can my existing foundations take an extra storey or extension?

That has to be checked, not assumed. We establish what the existing foundations are and what they sit on, usually through trial pits, assess their capacity against the new load, and confirm whether they can be reused or need extending or strengthening. Adding load to unknown foundations is a common cause of later problems.

What is differential settlement and why does it matter?

It is when one part of a building settles more than another, and it is what actually cracks buildings, uniform settlement often does little harm. It happens where foundations bridge firm to soft ground or sit at different depths. We look for these transitions across the site and design the foundations so movement stays even.
