The types of survey and what they cover

People use the phrase structural survey loosely, so it helps to be clear about what each type actually delivers. A visual structural inspection is a walkover by an engineer who looks at the fabric, forms a view on cause and significance, and writes a report. A defect-specific investigation goes deeper on one problem, a bowing wall, a sagging floor, a widening crack, and sets out the mechanism and the fix. A full structural appraisal assesses whether the building or a specific element has adequate capacity, often ahead of alterations, a change of use or a purchase.

This is different from the RICS Home Survey levels that a surveyor provides. A surveyor gives a broad condition report across the whole property. A structural engineer is brought in when a surveyor flags movement, when a lender wants a specialist opinion, or when you already know there is a structural question that needs numbers and a load path behind the answer, not just an observation.

When you actually need one

The common trigger is a home survey that mentions cracking, movement or a defect the surveyor cannot fully resolve, followed by the recommendation to instruct a structural engineer. Buyers use that report to renegotiate or to reassure a nervous lender. Owners commission a survey when a crack has opened up, a floor has started to slope, or a chimney or bay looks to be pulling away, and they want to know whether it is cosmetic or serious before they spend money.

The other trigger is change. Before you remove walls, convert a loft, dig out a basement or take on a building of unknown history, a survey establishes what you are starting from. It is far cheaper to understand the existing structure first than to discover mid-project that a wall you assumed was non-loadbearing is holding up the roof. We carry out these surveys across the UK, and for European clients we combine a site visit with desktop assessment where that suits the property.

How we carry out the survey

We start with the history: age, construction type, any previous underpinning or repairs, tree cover, drainage and the pattern of what has changed and when. On site we look at crack widths and directions, floor levels, verticality of walls, the condition of lintels, bearings and junctions, and any signs of damp or timber decay that undermine the structure. Where the cause is not obvious from the surface, we recommend the next step rather than guess, which may be opening up a section, monitoring, or a trial pit to see the foundation and the ground.

The report explains what we found, what is causing it, whether it is progressive or long finished, and what if anything needs doing. Where the concern is capacity rather than a defect, we run the calculations to the Eurocodes and Approved Document A so the conclusion is backed by numbers a lender, insurer or building control officer will accept.
