Building on Belfast ground

Belfast sits on sleech, the soft estuarine clay and silt laid down across the Lagan valley and the reclaimed land around the harbour. It is compressible, it varies in depth across short distances, and it is the single most important ground condition in the city. Foundations that would be routine elsewhere frequently are not here.

Where sleech is deep, piled solutions or ground improvement are often the practical answer rather than deeper strips. Where it thins towards the higher ground of the Malone ridge, Antrim Road and the eastern slopes, conditions change quickly, so an assumption carried from one part of the city to another is a poor basis for design. A site investigation matters more in Belfast than in most UK cities.

The housing stock

Belfast has a large stock of late Victorian and Edwardian red-brick terraces, including the kitchen house type built for the linen and shipyard workforce. These have solid or early cavity walls, timber floors, and internal walls that frequently carry more load than their thickness suggests.

Removing a wall, forming a through-lounge or converting an attic in these houses means establishing what is actually carrying load before anything is designed. Many have been altered already, often without calculations, and previous work is a common finding rather than a rare one.

Northern Ireland has its own Building Regulations, administered by the district councils rather than by the arrangements used in England, Wales or Scotland. Technical Booklet D covers structure and is the reference your building control officer works to.
