Where the gravels thin, the underlying London Clay is a shrink-swell clay sensitive to seasonal moisture and nearby trees, while the immediate river corridors carry softer, compressible alluvium and there is a well known flood risk along the Thames and Kennet.

We match the foundation design to the ground rather than assuming a standard depth, using strip or trench fill on firm terrace gravels, checking depth against shrinkage where London Clay is near the surface and trees are close, and using deeper or engineered foundations where soft alluvium or made ground is present near the rivers. Where an extension ties into existing foundations we check bearing and the interface so old and new work move together.
