Defect diagnosis and remedial design

A crack, a bulge or a sloping floor is a symptom, and fixing the symptom without finding the cause usually means it comes back. We diagnose structural defects and design the repair that treats the cause, for owners and developers across the UK.

Reading the symptoms

Structural defects announce themselves through cracks, deflection, bulging, sloping floors and doors that no longer close, but the same symptom can have very different causes. A diagonal crack over a window might be thermal movement, foundation settlement, a failed lintel or wall tie corrosion, and the repair for each is different. Diagnosis starts with reading the pattern of the evidence: where the cracks are, which way they run, whether they taper, whether they are live and moving or long since stopped, and how they relate to the loads and the ground. We record and interpret that pattern rather than jumping to the most obvious answer.

The distinction that changes everything is whether the movement is progressive or dormant. A defect that has moved and stabilised, for example historic settlement that bedded in decades ago, may need nothing more than cosmetic repair, while a live and progressing defect needs the cause arrested before anything is patched. We establish which we are dealing with, using monitoring where the answer is not obvious, so the remedial design responds to a moving target only when there genuinely is one, and does not overspend on a problem that has already finished.

Finding the cause

Common causes fall into a few families and each is investigated on its terms. Foundation movement, from clay shrinkage under nearby trees, subsidence, heave, made ground or leaking drains, shows in a characteristic pattern that we relate to the ground and the seasons. Overloading and past alterations, where a wall was removed or a load added without proper support, show as deflection and cracking along the new load path. Material decay, such as rusting reinforcement, corroded steel, rot in timber and expanding wall ties, works from the inside and needs opening-up to confirm. Lateral instability, bulging walls and spreading roofs, shows as bowing and separation.

We match the investigation to the suspected cause: trial pits and soil information where foundations are in question, opening-up where decay is suspected, drain surveys where washout is possible, and monitoring where we need to know if it is still moving. We assess the ground-related cases in line with Eurocode 7 and set the findings against the loads the structure actually carries. The point of this stage is a firm diagnosis, because a repair designed against the wrong cause is money spent that does not fix the building.

Designing the repair

Once the cause is clear the repair follows from it. Foundation problems may call for underpinning, root barriers, drain repairs or, where movement has stabilised, simply careful crack repair and monitoring. Overloaded or altered structures need the missing load path reinstated with new beams, columns or restraint. Decayed elements are strengthened or replaced with attention to why they decayed, so the repair lasts. Bulging and spreading are pulled back into line with restraint straps, ties or new lateral support. We design the specific scheme, not a generic one, so the builder has something buildable and Building Control has something to accept.

We also design the sequence, because a structure with a defect is already carrying its loads and the repair must not make things worse before it makes them better. That means temporary support and a safe order of work built into the design, especially where underpinning, beam replacement or removing decayed elements is involved. Where the defect affects a shared wall or a neighbour, we coordinate with the party wall process. We agree a single fixed fee agreed before we begin, and we serve clients across the UK.

Unless expressly agreed otherwise, an inspection covers what is reasonably accessible at the time and is not a warranty that every defect, deterioration or concealed condition has been identified. Where something cannot be seen, we say so and set out what would establish it.

Why find the cause instead of just repairing the crack?

Because a crack is a symptom, and if the cause is still active it will simply crack again after the repair. Diagnosing the cause, whether it is foundation movement, overloading, decay or spreading, means the repair treats the actual problem and lasts, rather than being cosmetic work that has to be redone.

How do you tell if movement is still happening?

By reading the pattern and, where it is not obvious, by monitoring. Old settlement that bedded in long ago may need only cosmetic repair, while live movement needs arresting first. Monitoring over a period tells us whether the defect is progressing or has stabilised, so we do not over-design against movement that has already stopped.

Is this subsidence, and will my insurer be involved?

Subsidence is one possible cause among several, and it has a characteristic pattern we look for, often linked to clay soils, trees or leaking drains. Where subsidence is confirmed it usually involves the buildings insurer, and we can provide the diagnosis and remedial design that supports a claim and satisfies their engineers.
