Structural engineering across the East Midlands

The East Midlands takes in Nottinghamshire, Derbyshire, Leicestershire, Rutland, Northamptonshire and Lincolnshire. Its building stock ranges from Victorian brick terraces and former mining and hosiery housing around Nottingham, Derby, Leicester and Mansfield, through ironstone and limestone villages across Northamptonshire, Rutland and the Lincolnshire wolds, to modern estates and large logistics and commercial development along the M1 and A1 corridors. Extensions, lofts, conversions and wall removals make up most of the domestic workload, on stock that ranges from soft local stone to hard engineering brick. The softer ironstone and limestone of the eastern villages behaves differently under a new beam or opening from the harder brick of the industrial towns, and we allow for that.

Coal Measures, limestone and Fen edge

East Midlands geology spans the Pennine fringe to the Fen edge. Western Derbyshire and Nottinghamshire carry Coal Measures sandstones and mudstones with a long mining history, and the Peak District brings Carboniferous limestone and gritstone with the risk of natural cavities and old workings. Eastwards lie the Mercia Mudstone of the Trent valley, the Jurassic limestones and ironstones of Lincolnshire, Rutland and Northamptonshire, and, towards the coast and the Fens, soft alluvium, silt and peat. River valleys add made ground and floodplain deposits of variable stiffness.

We design foundations to suit these conditions rather than assuming a standard depth, using strip, trench-fill, raft or piled solutions to match the bearing stratum. Where a Coal Authority search or ground investigation flags mine workings, limestone cavities or soft Fen-edge deposits, we set the foundation type and depth to carry the loads safely so the structure does not move. On limestone we allow for the chance of hidden solution features beneath the footprint, and on the ironstone belt we take account of the softer, more variable local stone in the walls we are altering.

Most structural work is done from your drawings, photographs and survey information, so we turn desktop calculations and reports around quickly for clients across the region. We coordinate with your architect, builder and the local authority Building Control team or an approved inspector so the structure and the design agree before work is priced on site.

Do you allow for mining and limestone cavities?

Yes. Where a site may be affected by coal workings or natural limestone cavities we review any mining search and ground investigation and design foundations to suit so the structure is not affected.

Do you need to visit my property?

Not always. Calculations for extensions, lofts and wall removals are usually prepared from drawings and photos. A visit is arranged where a survey, movement assessment or inspection of existing structure is needed.

Can you provide calculations for Building Control?

Yes. We prepare Eurocode structural calculations and drawings ready for your local authority Building Control or approved inspector, written to demonstrate compliance with Approved Document A and to be followed on site.
